Isn’t it amazing how in just one month we can go from winter to summer here in Florida? Here in North Central Florida, we’re already seeing temperatures in the upper 80s and even 90s—yet just weeks ago, we were brushing up against freezing. You’ve got to love our wacky Florida weather!
Right now, you’re probably noticing that layer of green pollen on your car—or feeling it with seasonal allergies as everything begins to bloom. Somehow, I’ve managed to avoid the worst of it, and I credit that to my daily habit of local honey in my coffee.

A Market in Bloom—With Adjustments
The Gainesville real estate market is starting to pick up this spring. While it’s not quite as active as in previous years, we are seeing solid movement—especially with properties that are priced correctly for today’s market. Prices have adjusted from the peak COVID years, and sellers who recognize this shift are the ones successfully closing deals in the Gainesville and Alachua County market. Interest rates are still hovering around 7%, which historically is not a bad rate. Buyers are beginning to accept this as the new normal, and we expect continued activity as that acceptance grows.
We’re also seeing some hesitation due to economic factors such as rising oil prices and global uncertainty, which can impact the housing market.

Spring = Our Busiest Season in Property Management
On the rental side, the Gainesville rental market remains strong, with steady demand and only minor pricing adjustments as the market stabilizes.
Spring is one of our busiest times of the year in property management across Gainesville and surrounding areas. We are evaluating lease renewals, preparing properties for turnover, and coordinating with owners and tenants. We proactively plan months in advance to ensure smooth transitions, minimize vacancy time, and keep properties in excellent condition.
Our Turnover Process
Because we conduct move-in inspections and regular inspections every four months, we maintain a strong understanding of each property’s condition. Most homes only require standard turnover items such as paint, cleaning, and minor maintenance before the next tenant moves in.
A Little Less Travel, A Little More River Life
With everything in full swing, there hasn’t been much traveling this month—but we’ve settled into a great routine enjoying the Suwannee River lifestyle. We’ve been taking sunset cruises with the dogs and heading to local springs so they can swim. My youngest lab, Cuddy, knows exactly when it’s time for a boat ride and gets so excited he beats us to the boat every time.


Oh, to be a Labrador living on the river…what a life.
