This technology also provides real-time access to financials, reports, and activity so you can see your investment performance as it happens.
Rental Evaluation
We perform a detailed rental evaluation to identify your property’s current market rent while also assessing its overall condition. Prior to marketing, we provide recommendations for maintenance, repairs, and strategic improvements that can increase appeal, reduce vacancy time, and maximize rental income.
Marketing
Your property is advertised in the Multiple Listing Service (MLS) and syndicated to over 3,000 internet sites, including major platforms such as Zillow, Trulia, Realtor.com, Homes.com, HotPads, Apartments.com, Zumper, Rent.com, Mashvisor, PropertyShark, HomeFinder, WikiRealty, UniversityParent, USHUD, RealRental, Assist2Sell, Nestigator, and many more.
These platforms further distribute listings across their own partner networks, significantly expanding your property’s online exposure.

Activity Report
We actively monitor phone inquiries, website traffic, and feedback from prospective tenants. You receive a Weekly Activity Report summarizing showings, inquiries, online views, and market response.
This information allows us to promptly recommend pricing, marketing, or property adjustments needed to secure a qualified tenant as efficiently as possible.

Through the AppFolio Owner Portal, owners receive electronic monthly statements and accurate computerized bookkeeping. Rental proceeds may be distributed via direct deposit (ACH) or wire transfer.

Several months prior to lease expiration, we review market conditions and advise on appropriate rental adjustments. We negotiate renewals when aligned with your investment goals.
If you decide to sell, our full-service sales team ensures a seamless transition. We can also market the property for rent and sale simultaneously and proceed with whichever opportunity occurs first.
