Hello, Hot July!
Well, we knew it was inevitable. We have officially reached that time of year when smart Floridians either find some shade or stay indoors during the middle of the afternoon.
This is the season when you rearrange your schedule, so all those outdoor chores get done first thing in the morning or later in the evening. Even simply walking the dogs has me running from one shade tree to the next!
Thankfully, Florida seems to be returning to its familiar pattern of afternoon thunderstorms rolling in around 3:00 p.m. and cooling things off for at least a little while.
Last month, I joked about how we check the weather radar before deciding which direction to head on the river so we can hopefully avoid the rain. Well, that strategy finally failed me!

I had a great group of friends out on the boat when, like clockwork, the afternoon storms began building. I confidently checked my trusted radar and determined that heading up the Santa Fe River would keep us away from a very serious-looking rain cell.
Unfortunately, I did not realize that my radar was set to a seven-hour loop instead of my normal 30-minute loop. I was looking at old weather and unknowingly drove us directly into the storm!
We found ourselves dealing with heavy rain, strong winds, and some very close lightning strikes. My friends were absolute troopers and handled it like champs. We ended up waiting for nearly an hour at the mouth of the Ichetucknee River for the storm to pass.
Looking back, it makes for a pretty funny story. At the time, however, those extremely close lightning strikes were not nearly as entertaining!


July Means Turnover Season
At Secure Investments Realty & Management, we are right in the heart of our busiest property management season. Many of our leases end on July 31, so our team has been busy coordinating move-outs, property inspections, cleaning, maintenance, lawn service, and preparations for incoming tenants.
I am happy to report that most of our residents have left their rental homes in very good condition. Most turnovers have involved only the typical expenses, such as touch-up painting, carpet cleaning, maid service, and lawn cleanup.
One of the biggest reasons we are able to reduce turnover expenses for our property owners is our commitment to conducting periodic property inspections every four months.
Regular inspections allow us to identify small maintenance concerns before they become expensive repairs. They also help ensure the home is being properly maintained throughout the lease term rather than discovering problems only after the tenant moves out.

Our leases require tenants to leave the property professionally cleaned, have the carpets cleaned when applicable, and return the lawn freshly cut and maintained. When those lease requirements are combined with regular property inspections, the owner’s turnover expenses can often be significantly reduced.
Gainesville Rental Market Update
The Gainesville rental market continues to remain healthy, but it has become more competitive than it was over the past several years.
As additional rental inventory has entered the market, prospective tenants have more options. They are taking longer to make leasing decisions, comparing multiple homes, and becoming more selective. Because of this, pricing a rental property correctly from the beginning has become more important than ever.
Quality rental homes in desirable Gainesville and Alachua County locations continue to lease successfully. However, properties that are overpriced, poorly presented, or not marketed effectively are often staying on the market longer and eventually requiring price reductions.

A successful rental marketing strategy includes:
- Accurate rental market pricing
- Professional photography and video
- Fast responses to prospective tenant inquiries
- Thorough tenant screening
- Proactive marketing across multiple rental websites and social media platforms
- Consistent communication with property owners
One of Gainesville’s greatest strengths continues to be its stable and diverse rental demand. The University of Florida, Santa Fe College, UF Health, HCA Florida North Florida Hospital, and our growing healthcare and technology sectors continue to attract students, professionals, medical employees, faculty members, and families to the area.

Gainesville and Alachua County Housing Market Update
The Gainesville and Alachua County housing market continues to shift toward a more balanced environment.
Well-priced, move-in-ready homes are still attracting serious interest. However, today’s buyers have more choices, more time to make decisions, and greater negotiating power than they had during the highly competitive real estate market of the past few years.
Available housing inventory has increased, which means sellers must focus on accurate pricing, excellent property condition, and strong real estate marketing to stand out from competing listings.
Homes that are priced appropriately and presented well continue to sell. Overpriced properties, however, are often remaining on the market longer and eventually requiring price adjustments.
For buyers, this changing market creates an excellent opportunity. More available inventory can mean less competition, additional negotiating leverage, and a better chance of finding the right home without the urgency that characterized the market in recent years.
If your home isn't selling in today's market, renting it can be an excellent option. Leasing your property until market conditions improve allows you to generate income, offset ownership costs, and wait until you can sell for the price you want rather than feeling pressured to accept less.

My Ninth Annual Birthday River Trip
This month, we celebrated my ninth annual birthday trip to the Gulf of America. It has become one of my favorite traditions!
We met at our local Turtle Spring, which is only about a mile from my house, and then spent the rest of the day traveling down the Suwannee River and stopping at springs and sandbars along the way.
We typically make it to the Suwannee Belle Landing restaurant for a late lunch, stop at another sandbar, and then continue toward Fowler’s Bluff.


In past years, we rented one of the efficiencies at Treasure Camp. This year, however, we rented an Airbnb right on the river, and the property was wonderful.
The home had four bedrooms and was located just a few doors down from Treasure Camp. We could hear the live band playing in the evening while we relaxed around the fire pit.
The property also had an excellent covered outdoor pavilion and a separate building with a full kitchen, bathroom, and dining hall large enough to accommodate a small crowd. We spent most of our time outside under the pavilion, enjoying each other’s company and watching the river flow by.
The following morning, we traveled the remaining few miles to the Gulf and spent some time at the sandbar near the mouth of the Suwannee River before the rain eventually ran us off.

The next morning, we made the two-hour trip back home with only one stop at a sandbar.
I especially love being on the water early in the morning when everything is still peaceful and the wildlife is beginning to wake up and come to life. There is something so relaxing about watching nature start its day from the river.
It was a beautiful trip with a wonderful group of fun friends. If you have never explored the lower Suwannee River, I highly recommend it. That portion of the river is still incredibly natural and peaceful, with fewer homes and so much untouched Florida scenery.
It was the perfect break before returning home, buckling down, and finishing our busy July property turnover season!
