Welcome to June in Florida! The afternoon thunderstorms have officially returned. Growing up, I always called them "popcorn showers" because they seem to pop up out of nowhere, just like popcorn in a pan. One minute the sky is blue and the next you're watching dark clouds build on the horizon.
Recently, I was out on the river with my niece and some friends when someone asked if I thought it was going to rain. My answer? "Of course it's going to rain. It's Florida."
Living and boating in North Florida teaches you that avoiding every rain shower isn't realistic. The key is learning how to read the weather, plan ahead, and be prepared when conditions change.
Florida Summer Storms and Preparation

After a quick look at the radar, I decided to head up the Santa Fe River toward Columbia County because most of the developing storms appeared to be building over Gilchrist County. We spent some time near Ichetucknee watching the clouds gather and the wind pick up while sitting right on the edge of the rain. Once the storms moved through, we headed downriver to Rock Bluff Springs and had the entire spring practically to ourselves.
One of the things I love most about living on the river is that a little rain tends to send everyone else home. Sometimes the best days on the water happen right after a summer shower.



Why Property Inspections Matter
Oddly enough, that same philosophy applies to property management.
Success in property management often comes down to preparation. We know challenges are coming. Air conditioners break, roofs age, water finds its way into places it shouldn't, and properties require ongoing attention. The goal isn't to avoid every problem—it's to identify issues early and have a plan in place before they become major expenses.
This is one reason we place such importance on our regular property inspections. By visiting properties throughout the year, we're able to identify maintenance concerns before they turn into costly repairs. Combined with thorough tenant screening, these inspections help us protect our owners' investments while ensuring properties remain in excellent condition.
Summer Turnover Season for Rental Properties
As summer leasing season ramps up, our team is busy with what we call "turns"—preparing homes for their next residents after move-outs. June and July are our busiest months of the year for property transitions. Coordinating cleaning, maintenance, inspections, marketing, and move-ins requires a tremendous amount of planning, but it's also one of the most rewarding parts of the business.

Morgan recently graduated from Flagler College with a degree in Marketing and a minor in Business. She completed an internship with us this spring and has now joined us full-time. Her understanding of technology, marketing, and business systems has already made a tremendous impact.
As someone who grew up with technology integrated into everyday life, Morgan brings a fresh perspective and an ease with new tools that helps us continue improving the way we serve our clients. During her first few weeks, I've been especially impressed with her ability to quickly understand complex processes, learn new systems, and find efficient ways to get things done.
