Happy April! 

 

Is it just me, or has this been one of the most beautiful Aprils we’ve had in a long time? The lower humidity and cooler mornings have been such a pleasant surprise. I’m definitely not complaining! We all know the true Florida heat and humidity are waiting right around the corner, so I hope you’re taking time to enjoy these gorgeous spring days while they last. 

 

This past month has been an incredibly busy season for us in property management. We’ve been working diligently on lease renewals for all leases ending before August 1st. We begin this process early because timing is everything. When tenants decide not to renew, we want maximum marketing exposure for those homes before they become vacant. Preparing a property for the rental market involves far more than just posting it online with a few clicks. We create dedicated property websites, produce video marketing content, and promote listings across platforms like TikTok, Instagram, Facebook, and numerous rental marketing websites. During this season, our phones stay busy and online inquiries come in nonstop. 

 

Behind the scenes, we’re also processing applications, running credit and criminal background screenings, verifying income and employment, checking rental histories, and carefully evaluating applicants to ensure we place quality tenants in every home. This time of year also brings many homeowners to an important crossroads. Some owners are unable to sell their homes in today’s market and begin considering renting instead. Others who have been self-managing their properties realize just how time-consuming and complex property management can become. From marketing and tenant screening to maintenance coordination, legal compliance, inspections, and rent collection, there are countless moving parts involved in successfully managing a rental property.  In many cases, we’re able to rent homes faster, secure stronger rental rates, and place better-qualified tenants than self-managed owners are able to achieve on their own. That comes from over 30 years of experience, proven systems, and extensive marketing reach. Much like home renovations, sometimes it’s simply best to leave it to the professionals. 

 

Before work and life became too hectic, Duane and I squeezed in a quick getaway to St. Thomas with our longtime friends, the Travers family. 

Shonna and I met back in our early twenties while working together at an apartment complex in Gainesville, and we’ve been close friends ever since. Many of our overseas adventures have been with them over the years. We jokingly call Shonna’s husband, Trase, our “Pocket Trase” because he’s like carrying around a personal encyclopedia. The man remembers everything he’s ever read, making him the perfect built-in travel guide. Beyond being incredibly intelligent, he’s also one of the funniest people I’ve ever traveled with. Between Trase keeping everyone entertained and informed, and Shonna creating incredible meals and experiences wherever we go, traveling with them is always a memorable adventure. This trip was refreshingly simple compared to some of our larger international travels. We stayed at Frenchman’s Cove, tucked into the hillside overlooking the stunning Caribbean waters.

One of the highlights was taking a ferry over to Saint John, which felt much quieter and less commercialized than Saint Thomas.

The waterfront village reminded me a bit of Key West with its charming shops, restaurants, and laid-back island atmosphere. After wandering through the village, we grabbed a taxi to the The Westin St. John Resort Villas where we spent the afternoon enjoying the pool and beach alongside giant free-roaming iguanas casually wandering the property.

At the beach, tame wild deer walked among the visitors as if they were part of the crowd. It was one of those surreal little moments that makes travel so memorable. 

It was only a short five-day trip, but it was exactly the recharge we needed before diving headfirst into our busy season. 

 On the real estate side, the sales market has shown a little improvement. It still doesn’t feel like the typical fast-paced spring market we’re used to seeing, and in many ways it remains a buyer’s market. However, we are starting to see more activity and closings taking place. If you’re planning to sell in today’s uncertain economic climate, pricing correctly is absolutely critical. Homes need to be priced for today’s market conditions, not yesterday’s expectations. Overpriced properties are simply sitting on the market far too long. For homeowners who need more time before selling, our property management program can often provide a valuable alternative. Renting your home for a period of time can help offset mortgage expenses and create income while waiting for market conditions to improve. Sometimes “hibernating” a property through a professionally managed rental strategy can be a smart bridge until the timing is better for selling. 

 

As I’m writing this, I’m actually headed to the Spring Fudpucker’s Volleyball Tournament up in Fort Walton Beach in the Florida Panhandle. It’s a five-day tournament that starts with doubles play and finishes with fours. 

 

I have to admit — playing fours in the sand is so much easier than doubles. At this stage in life, the slightly slower pace is definitely appreciated! I suspect that one day, when my body finally decides doubles volleyball has become too much punishment, I’ll transition fully into fours play. Of course, there’s always pickleball. We’ve played a few times and it’s definitely fun, but for me it still doesn’t compare to the intensity and athletic challenge of beach volleyball doubles. So for now, I’ll keep playing as long as my body allows me to. Honestly, I owe a large part of my physical fitness to volleyball. The sport motivates me to stay active, eat better, and keep pushing myself physically because if I don’t, I can’t stay competitive. So thank you, volleyball, for helping keep me young. 

 

I hope all of you take some time this month to get outside, enjoy these beautiful spring temperatures, and soak up the season before the true Florida summer heat rolls in.
