Welcome to our August newsletter. I write this month's corner from the back of Harley traveling thru the mountains to all the beautiful and cool spots we can fit in on our 7-day tour through Colorado. 

We’re winging it on this trip. Deciding along the way where to go next. True to form for us were once again doing our best to avoid a current natural disaster as Colorado experiences one of its largest forest fires in history. They’re saying that it’s getting close to being the largest one ever in the US. It’s hard to predict where the smoke will blow but we’ve been really happy so far with our views along the way. 

The ride through The Rockies close to Estes park was especially exhilarating as we came to the top ridge of a frigid peak with hairpin turns and switchbacks. All very majestic!

I lost my brother to cancer a couple of weeks ago and this was one of his favorite places so I’m really thankful to be here as I’m remembering him and allowing the devastating reality that my rock of a brother is no longer a phone call or ride away for the numerous calls for advice on practically anything. Even as we entered Colorado learning about the fires my first thought was to call my brother Michael to see where we should head. It’s going to be a sad adjustment for my family but it does make you sit back and take into account what a spectacular man he was and how he touched so many people and how very fortunate I was to have a Big Brother like my Brother Michael.

If you got a chance to look over our feature article this month you’ll see and learn all about what’s happening in the Real Estate World. The article hits the nail on the head on what were experiencing in Gainesville. It’s been a really busy selling season with inventory still very low making it an exceptional seller's market. This doesn’t appear to be changing any time soon. However, keep an eye on construction prices. They are ticking up because of the lack of production due to the pandemic. If this continues we will see construction prices rise and when this happens the price of homes rises. If they rise significantly it may reduce the pool of buyers. But with the low level of inventory we’re experiencing I don’t see that happening. I think it’s more likely that it will push prices up across the board. I'm hoping it’s a temporary slow down on production that will correct itself shortly.

We made it through another “Turn Season” where we have a good handful of leases end and we work towards getting the properties cleaned up and “turned over” to new tenants. This is always a bit of a stressful time as each home, homeowner and tenant are different and there are varying levels of work needed in a short amount of time. It’s a real challenge to get all of the properties turned in time and the new tenants in and happy. The jobs not over there, we have to review the move in and out videos and pictures and assess charges for any damages caused by tenants. This is often the trickiest part of the process as some Owners feel they should not have any expense in getting the property ready for a new tenant and the exiting tenant also feels like any damages left are just normal and they shouldn’t be responsible. So as you might imagine it’s a very tight line to walk and we have to be very diligent in our inspections pictures and videos so we can navigate both parties through this process providing proof of damage or explaining normal wear and tear. That’s easy if you only have one or two properties but when you have 10 or 15 turning over it is tedious and time-consuming. So when we say we’re through our turn season you can imagine how happy and more lighthearted that makes us to get back to a normal workload.

We are now in Breckinridge where we found the coolest little hotel called Gravity House at the bottom of Peak 8, where we snow skied a few years ago. We’ve decided to hang here and stay another night then head to Aspen and then on to Telluride in the morning.

Well, I gotta go!!! My appointment time for the coolest hot tub room is here. This room has 8 hot tubs and two cold pools and a bunch of roll up glass garage doors so you are basically outside looking out over the creek or town in your own personal hot tub! This extra treat was a surprise but so helpful after all that riding.
