Hi Friends,

Welcome to the dog days of summer! Oh my, it has been sizzling and thick. Some mornings I step outside and it feels like I’ve walked straight into a sauna. My dogs will be thrilled when the weather finally cools off a bit.

Since I didn’t have any travels this month to share, I thought I’d sprinkle in a few pictures of my favorite companions—my dogs . They’re the perfect models for this “dog days” theme and always know how to keep life fun.

“Waiting for cooler mornings…”

This past month has been a mix of keeping up with work, playing plenty of volleyball , and tackling the never-ending list of projects around the house. Today is actually the first Saturday in a while that we’ve stayed home—with only four smaller things on the to-do list! I love days like this when you can make progress, check off a few tasks, and still have a little downtime to enjoy.

Market Snapshot 

On the rental side, apartments around Gainesville average about $1,800/month, while single-family homes—especially ones appealing to families and professionals—typically rent closer to $2,000/month depending on size and location. Student rentals still make up around a third of the market, so it’s normal to see a seasonal bump in summer vacancies when leases turn over. Things usually tighten back up quickly once fall classes start, and for non-student housing—especially single-family homes—demand stays pretty steady year-round. (Resources: RentCafe, Zumper)

“Always keeping watch.”

On the sales side, the median home price is around $260,000, a little higher than last year. Homes are still selling, though it’s taking a bit longer than it did in 2024. Sellers who price right and present their homes well are still getting solid results. I do feel like some buyers are sitting on the fence, waiting to see if rates come down later this year, since the Fed has signaled it may consider rate cuts in upcoming meetings (Resources: AP News, Redfin). 

What We’ve Been Up To 

At Secure Investments Realty & Management, we’ve been wrapping up turnover season with new leases and tenant move-ins and move-outs. To hit our goal of a one-week turnaround, here’s our routine:
 

  • Performing the move-out inspection
  • Creating a list of needed repairs and improvements
  • Gathering estimates and getting owner approval
  • Coordinating and overseeing repairs
  • Inspecting again before welcoming new tenants in

Some homes are a quick turnaround with just a little touch-up, while others require full service. That can mean a complete interior paint, carpet replacement or deep cleaning, lawn cleanup, pressure washing, gutter cleaning, and other needed repairs. By handling both types efficiently, we keep properties in great condition and ready for new tenants on schedule.
