Hey there!

Here we are nearing the end of July already. Is it just me or have these last 4 months of quarantine flown by? I hope you all are adapting well to our new normal.

You know it’s the new normal when masks are now being sold in the bathing suit shop to match your suit!

The real estate market has continued to remain strong through the Pandemic so you would have to assume we have been adapting relatively well. People are still moving and buying houses. That’s definitely a good sign for the economy and its recovery.

For us, the months of June, July, and August usually means a lot of turnover for both the rental and sales market. Our office did have a bit higher renewal rate this year and I tend to believe that COVID made people stay in place longer. Also, it does appear that vacant homes and new construction are moving much quicker with a shortage of homes for sale.

Jeff and I have been really busy these last few months finishing up our Hawthorne flip, purchasing a new river air BnB house, and working on developing two lots. One for build and sale the other for a Cabin air BnB by the river.

Just as this month's feature article discusses we are focusing a good amount of attention on creating an inviting outdoor area. With the Hawthorne house being on a lake that made our job easier, but we still needed to put in flowerbeds, walkways, a dock, decks, fire pit, and patio. Below is a short video I did explaining to my landscaper what I wanted done. Next month I’ll share the finished project.

Having a beautiful outdoor area has become one of the top-selling features these days. Well, to be honest- it always has been. It’s just that in this Covid-19 era it’s almost become mandatory. Homes with swimming pools, outdoor patios, and garden areas for entertainment are flying off the shelf. With this increased demand the “value add” percent is even higher.

 So, I’ll let you know how the Dollars break down on the Hawthorne house once it’s sold.

So as always work-hard, play-hard! We took our 4th annual birthday jet ski ride to the Gulf recently. It was a blast as usual. We also had some boaters tag along this year and some friends meet us at the Suwannee Bell for a delicious lunch on the deck overlooking the water with good tunes coming from the solo artist.  

After that, we headed on down to the mouth and into the channel before stopping to watch the rain at a distance and heading back to the sandbar in Suwannee Town. The air BnB at Suwannee Cove Condos was not only nice but well located across from the marina and around the corner from the Salt Creek restaurant. The trip was thoroughly enjoyed by all and was decided that there’s no need to wait for my birthday to do this again. The next trips being planned with a day excursion thru the pass to Cedar Key. I hope you enjoy the video of our spring hop downriver.
