I tend to start my newsletters out talking about the weather. I think it's because I really love where I live and I like to share what it's like with everyone. But it's also because it tends to be kind of crazy and extreme at times. This month while thinking about the Broker's Corner I started thinking about the weather and how crazy and extreme it has been lately and it seems like it's just more intense and more irregular whether it's raining, a drought, it's windy....... or it's both a drought and windy so we are dealing with wildfires .
I did a little poking around for record high temps for Gainesville and what I think I found is what was record highs a few years ago (May 2011 when it was 103) and that was the record high, has now become the norm for us. I guess that's no big revelation. That's what scientists are saying and have been saying for a long time. But I just want you to know how sincere I am when I say "Man this weather has been crazy!".... and we are not even into hurricane season yet. My forecast----"MORE INTENSITY".
This year we have had more reports of dead lawns than I believe any other year. Most water restrictions are two days a week in the morning or the evening for two hours. I have several tenants report it is just not keeping up. When you look around the neighborhood you can believe them because most of the neighborhood looks like that. But then you have last week that came along and in no time flat, caught us up on rainfall for the month. . We have reached out to our Landlords and Tenants and let them know the challenges that are facing the lawns and to be sure that they're verifying their sprinkling system is working correctly and timely. I recommend all of you do as well.
We are also in the middle of what we call turn. That's when we have a large amount of leases ending between May and August and new tenants moving in within two weeks. As you might imagine this creates a lot of work. Not only administratively but physically with the repairs and renovations that can be needed between tenants or prior to putting a home on the market for sale.
This is the time of year when a lot of home owners will stop to consider whether they should rent or sell their home. Often our current investors/homeowners find their rental investment property has ran its course and fulfilled their objectives and its time to sell.
That makes for a busy time of year for us as we help those owners with their decisions, advising on market rates and renovation needs. But we love it! I liken it to an athlete that trains all year for their season so they can perform at their optimal ability.
We work hard to create and maintain practices that allow things to run smoothly and every property owner and tenant to get what they need as they transition to a new property or through a make ready and new tenants. We have maintained solid relationships with trusted vendors so that they will handle these needs for us when a lot of Gainesville has to scramble to find a vendor to show up. Let alone get timely estimates and work performed so your property is ready in time to capitalize on the season.
This year is especially sweet because now Tianna Sousa and Ashley Cook have been with my office for a few months and have really taken ownership of their roles. They are not only very knowledgeable but they are just down to earth good, sweet, intelligent gals.

We took the grand kids to Cancun for their summer vacation this year. It was their first time flying and they absolutely loved it. I think as much as they liked the resort.
We stayed at the fabulous Westin Lagunamar! It had a four tier pool ending into an affinity pool into the ocean. It was a really awesome place! That infinity pool also overlooked the beach volleyball court where there was a constant game going on.
We also Took an hour and a half bus ride to Play Del Carmen and went to Xcaret , which is one of Mexico’s most beautiful and sought after ecological parks. We to tubed the underground river, snorkeled the reefs, watched dolphins do tricks, had a fabulous lunch overlooking the ocean and hung out with the locals.
Everybody told me we should stay for the evening show (I didn’t think we could make it till 9 o’clock until it started but we did) and it was definitely well worth it. Here is a quick video of the trip! Enjoy and have a wonder Fourth of July week next week!
