Broker's Corner with Tanya Chappell June 2020
Secure Investments Realty and Management
Hi all!
I hope all of you and yours are safe and well through the last months of craziness. Here we are moving through June and still coping with the Covid-19 virus and its effects on how we live our life. Like with most things, with time.... we have adjusted to our new normal... to some varying degrees. It is obvious how much this is wearing on everyone's last nerve with rioting outbreaks in the name of social injustice and the like. So much craziness going on right now that it makes me doubly thankful, I live out in the boondocks on the Suwannee River.
It's always chill on the river. Right now the river is swollen to its brinks so it is very full of energy right now but has crested and should start and should start coming down soon. Just in time for Hurricane season. I read and shared an article recently about this season's hurricanes that are supposed to be stronger and more of them. Arghh!!! Bring-em on! We're surviving COVID and lockdowns and rioting, what's a few Hurricanes thrown into the mix!!! Ok just kidding
The summer rental and sales season are heating up but there is a shortage of homes for sale. It seems this is because of the uncertain economic times and a lot of people are staying put. This is putting more pressure on new home sales, so builders are pretty happy! Jeff Is staying busy with lots of new home starts.
We are just weeks away from finishing our Hawthorne lake-house flip, and boy oh boy, it is a beauty! I cannot wait to put that one the market and start our next project. We intend to simultaneously renovate the river home and build a new home to sell on my lot on Lake Geneva in Keystone Heights. Just because that's how we roll. No downtime ... just work - work -work! Now you know I'm kidding because that's just not my style. We mix in just the right amount of play with our work and that's easy to do here on the river. Every day is a vacation day when you live on the water.
We are having a blast lately hosting neighborhood volleyball games on Sunday’s right after Jeff's band Jam (in which I do mean Karaoke!) So much so that it looks like I'll end up getting a sand volleyball court for my birthday this July! Whoop whoop! Lord knows my knees will be so so so much happier in the sand than on the grass court.
And a big yay!!! to summer camp starting. Alicia is excitedly attending Jordan Glenn Summer camp for three weeks. It's such a cool little school. They love to nurture each child's specific creative, social, emotional, and intellectual needs. And they are on 20 acres with Orchards, a swimming pool and lots of peacocks. She is loving it! After that she's got a week of Dance at Sun Country, then a week of Circus! That's right, Gainesville has a circus school! She's awesome on a rope swing and trampoline. Very dare devilish. While jumping on the trampoline, holding the rope, she swings herself onto a set of slackline/monkey bars and back again. So, I expect she will be thrilled to learn more aerial acrobatics.
Her birthday is this Saturday so before the kids come over, we're sticking the trampoline in the neighbor's yard. We've already had one cousin fall off the trampoline and end up with a black eye. That rope swinging and jumping business is not for the novice.
Below is a sped up video of some river fun this last week.
I wanted to share a link to some properties we have been working on for some time now and finally just listed them for sale. The backstory is a few years ago I took over the management of seven downtown historical properties that had basically been run into the ground with no work done on them in many years.
Slowly but surely, we've been renovating them and getting them rented and now working on selling. Three of the properties had a nice big double-sized lot, so to raise money for the renovation of the remaining homes we had those three lots split and are selling those lots as well as the two homes we had renovated. This is been a long time in the making. It feels like forever, but it has probably been about three years of working with the owner patiently and trying to turn his properties around as finances and time allowed.
Below are the links. Please feel free to share them. These properties won't last long in today's low inventory market. The three vacant lots are perfect for building a cute home in the downtown area where it is almost impossible to find space to build a new home. I also happen to know a good builder so if you want a new home built on one of these lots just reach out to me and we can make it happen!

I hope you all enjoy your Fourth of July Holiday. I'm sure we will find many places on the river to watch the fireworks shows. Be safe and well.
