Hello Spring!! Isn't it amazing how in Florida one week it's winter and the next week Boom!! Everything is in bloom and it's Spring!  

We left Florida at the beginning of Spring break week with just a few things in bloom and came back to beautiful full-bloomed green trees and flowering bushes. I'm not sure if it's like this in other regions but it never ceases to amaze me. Especially when you are gone the week it all goes down.  

Springtime in real estate is always an exciting time. I think this year it's especially so because we've all adjusted to the Covid pandemic in one way or another, whether it's getting used to wearing masks, getting and getting over Covid, or getting the vaccination, it's all coming to a head this spring.  

It is thought that some sellers have held off on putting their property on the market because of the Covid pandemic. If that is true, we should see more properties entering the market soon. Spring is always one of the busiest seasons of the year for selling. As our articles suggest there is still a shortage of homes on the market. Lumber prices have quadrupled. It's not a good time to build and only those willing to pay the increased price are moving forward. It's expected that lumber prices will come back down in the fourth quarter of this year. Everything that I have read points to it being caused by a slowdown in production due to Covid combined with the uncertainty that comes with a new president. This too shall pass. 

If you read our feature article it talks about getting your home prepared for the Spring selling season. We also have a guest article about having the home inspected before putting it on the marketYou need to make sure your home is prepared well so that you remove doubts from buyers' minds as to the condition of the home. Having a home inspection by a certified Home Inspector showing that all areas of the home have been checked out and are free from mechanical or structural issues will allow you to bypass the most common reason people back out or try to renegotiate. We included some helpful information on how to find vendors, pick paint and get rid of junk in the article. 

In property management, it is also time to continue to work on renewing leases and planning spring maintenance like exterior washing, HVAC tune-ups, and lawn refurbishing. Thankfully, we have a team of great vendors that we work with to take care of all of our properties Spring maintenance needs. We also look for those things during the move-out time but being we can offer a large bulk of business we can usually get it done at a better price for Owners that we manage or sell property for.  

This year for Spring break we planned a Ski trip to Colorado for the whole family. After one thing led to another it ended up being just Jeff and I that were able to go, which is still a win-win in my book! While we would have loved to see the grandkids learn to ski it was probably for the best. It was only my second time skiing, and it was quite challenging.  

Aspen Snowmass was absolutely beautiful! We were so lucky to get a "Storm of the century" while we were there and got to watch and ski as the town got covered in 27 inches of snow! Quite picturesque. We also managed to ski at Aspen Buttermilk during the National Ski and Snowboard Grand-Prix Championship! It was super cool to watch all the athletes do amazing twists as turns in the air and still land on their feet! 

We had a ski-inski-out Condo with base camp and lifts right around the corner. That in itself was amazing and super convenient. On our first day, Jeff went out a few hours before me in the morning and I waited for my Dayquil to kick the cold I brought with me, in the pants before we met up. He wanted to show me the awesome view from the top of the mountain and the gondola would take us up and me back being there are no Greens (easy routes) in that area. Well, low and behold of course I couldn't take the gondola back and I had no choice but to go down the steepest run I have ever been on and will ever be on again. Bull Run! Aptly named for sure I tried so freaking hard to do it but being only my 2nd time skiing and the last one was two years ago, I really thought I might kill myself if I kept trying. So off come the skis and we walked down that mountain.  

Jeff was a gentleman and walked down with me, but it was one of the most frustrating experiences I've ever had with myself. Not wanting to give in, trying to ski, then not being able to and all of the fearful thoughts of seriously hurting myself was quite the mind blow. As you may guess having that frustrating experience on the first day made the rest of the green slower trails feel doable.  don't think it was until my last day that I felt I had control of my skis and didn't have to take the run-away train trick and turn up the mountain to stop!! It is hysterically funny to me now. During the trek down the mountain in full snow gear, boots, carrying skis; I was aware of my challenge and my frustrations to that challenge all while it was happening and could laugh a little then so I can't say that it was all bad, but it was dang sure Memorable! That goes hand in hand with one of my favorite sayings. “Eat a live frog first thing in the morning and nothing worse will happen to you the rest of the day.”~ Mark Twain
