Broker's Corner with Tanya Chappell May 2020
Secure Investments Realty and Management
Hi all, it's a beautiful hot sunny day here in Sand Key, Florida right around the corner form Clearwater Beach. Firs tournament since COVID-19. To play we had to get our vitals checked- temperature, heart rate, and oxygen level. My fast trek down to the beach left my oxygen level low and I had to wait for it to come back up before they would allow me to check-i for play.
It's not hard to keep to keep our social distance during a volleyball game being there's only two people on each side and my partner and I have been quarantined together many times throughout this. We feel pretty safe and happy to be able to play today.
One of my besties bought a beautiful home right off of Tampa Bay and it came with a boat and they bought a jet-ski so we'll be taking that out and exploring a little later today.
The real estate world has still been running very smoothly for us. Being we were prepared with pictures and videos of all of our properties we've had no trouble continuing to rent and sell property through COVID-19. When talking to the title companies they're still very busy with closing but I imagine we will have about a 2 to 3 month lag as were running out of inventory to sell and properties that are occupied don't get shown as much. We are quickly approaching our two busiest months of the year in June and July and I think we will be even busier this season because the spring buying season did not get to fully happen due to COVID-19. I've seen the articles about construction slowing down but I haven't witnessed that to be true. As you may know, I'm married to a contractor and they are busy as every continuing to build homes.
However, he is getting a slew of application lately which is an indicator of the increase in unemployment. But when you scrutinize those applications a lot of them don't have building experience, so they are part of the group that probably we're in a different industry and are just trying to find jobs. So, as our feature article says if you're worried about selling your house right now don't be. There's just not enough inventory out there to sell.
If you have followed some of our other blogs, you’ll see that we do a lot of fix and flips for ourselves and investors. I have recently found a good contact for off-market properties so if anybody else wants to get into that game be sure to let me know and if I’m not buying it I’ll be happy to pass it along to you and manage your renovations for you.
Well, this broker corner is going to be short because I am up next to the volleyball court. Wish me luck!!
