Everyone loves a good fix and flip story. Just stream HGTV and you will find 10 or more different shows on this subject. The idea of buying low and selling high is intriguing to everyone.  While TV shows make flipping houses  look easy this couldn't be further than the truth.  

Flipping a home can be one of the most rewarding real estate investments out there. However, the road to sold is long and if you are sharing this experience with a partner it can be very tricky to navigate through all of the decisions that need to be made and still keep the partnership in tact. You may feel like throwing the towel in many times throughout the process, but if you hang there and see your vision come to life it can be an extremely rewarding experience.

Front Exterior

  • Modernized exterior  
  • Full exterior paint
  • Shutters added to windows 
  • Poured concrete steps

  • Installed all new high-end Slate fingerprint resistant appliances package to include

  • Refrigerator with French doors and freezer in the bottom  
  • Removed fluorescent lights and installed more can lights 
  • Removed all countertops and cabinets 
  • Installed high end wood cabinets with soft close  
  • Installed Quartz countertops 
  • Built shelves above cabinets on high end of ceiling vault 
  • Added pendant lighting  
  • Repaired broken window and replaced blinds 
  • Full paint including  drywall repairs and replacing all outlet and switch covers

Dining Room

  • Cut back the wall to open view in dining room by master 
  • Rerouted the electric outlets and switches for the wall removal  
  • Replaced French doors
  • Replaced light fixture 
  • New smoke detectors 
  • Installed new blinds 
  • Full paint including drywall repairs and replacing all outlet and switch covers 
  • New Luxury vinyl plank flooring

Family Room

  • Cut back the walls on either side by kitchen to open up space 
  • Rerouted the electric outlets and light switches for the wall removal  
  • Replaced door to back deck with a full glass door to improve view and allow more light  
  • installed new stone tile around fireplace up to ceiling and added cedar trim 
  • Installed a new chunky rough edge cedar mantel  
  • New smoke detectors

Master Bedroom

  • Installed glass on both sides of shower to allow for more light and open it up

  • Created stone accents niche with waterfall effect in shower

Second Master Bedroom

  • Replaced Ceiling fan 
  • Installed Flecked Frieze carpet 
  • New smoke detector 
  • Installed new blinds 
  • Repaired and paint drywall replace all switch and outlet plate covers  
  • Replaced the master bedroom closet and entry door 

Second Master Bath

  • Removed and replaced tub and custom tile with niche 
  • Replaced vanity and sink with Granite top 
  • Replaced medicine cabinet and light fixture 
  • Installed a new toilet 
  • Painted and repairer drywall 
  • Installed Luxury vinyl plank flooring 

Hall Bathroom

  • Removed tub and modified opening to create a shower stall  
  • Custom tile with stone niche and waterfall effect 
  • Replaced vanity and sink with granite top 
  • Replaced medicine cabinet and light fixture 
  • Installed a new toilet 
  • Took out the pocket door 
  • Paint and drywall repairs 

Back Porch

  • Removed dilapidated screen enclosure 
  • Joined the two back patios to make one and added big steps 
  • Built custom cable railing 
  • Stained concrete 
  • Replace roof of porch with tin 

Lake View

  • Cleaned out and pruned landscaping 
  • Brought in dirt and leveled out back yard 
  • Removed dilapidated shed 
  • Built dock 
  • Created custom walkway and fire ring under live oaks
